Security is one of life’s essential things. The need to feel secure in our home, in our work life and in our relationships is a must if we are to have a happy life. Financial security also plays a vital role in our happiness. We all need a reasonable income but it is so reassuring if part of your overall income can be a passive income. A passive income is an income that is generated on its own and most of the time comes from funds that we have invested in one shape or another.

Investing takes on many guises and can be with the objective of gaining capital appreciation, an income or in some cases both. Some of the most common ways of earning a passive income include investing in stocks and shares that pay a dividend, investing in a business as a sleeping partner or, as is becoming increasingly common, through investment properties. Directors are under no obligation to pay dividends to shareholders, investing in a business can be a risky affair, especially if you have little or no control and rental properties are not guaranteed to be occupied 100% of the time, nor are there any guarantees that tenants will pay rent. Finding a reliable passive income is certainly not easy but very rewarding if it is achieved. Take your time and look around as they are out there but you obviously need to do your due diligence to ensure that your goals are met.

One way of generating an almost guaranteed, reliable passive income is by investing in a rental guarantee concept. These types of investment have grown in popularity in recent years and are very successful for all parties. The concept is quite straightforward. In most cases a property is built with a number of units that will be sold purely for investment purposes. The units are then ‘rented’ back from the investor by the developer or a related third-party who in turn sub-lets them. The investor receives a guaranteed return for a guaranteed period of time from the earnings generated by sub-letting the properties out. All parties therefore benefit from deal.

In fact, these schemes have proved so successful that some of the major 5-star hotels are now getting in on the act as they see it as a way of receiving increased investment and therefore reducing their exposure to risk. Investors gain the benefit of owning a unit in a 5-star hotel and everything that naturally accompanies this as well as knowing that it is in a prime location and will having excellent financial backing.

We have seen these rental guarantee concepts appearing here in Thailand. Three projects are particularly noteworthy. The first is in the Amari hotel in Pattaya and is a completed project. This rental guarantee concept offers a 5% p.a. rental guarantee for five years with very prudent projected returns of in excess of 8% p.a. in subsequent years.

The other two recommended projects are in the Best Western and Ramada hotels, both under construction in Phuket. Both options guarantee returns of 7% for five years with impressive projections of 10% p.a. in the years thereafter. All offers are extremely attractive and are sure to make investors sit up and take note.
