What guarantees are you looking for with your investments?
When we look for our perfect investment we probably have a few ‘must haves’ in mind but increasingly investors are looking for guarantees. Guarantees aren’t the easiest things to find with investments and often have certain restrictions and sometimes even limitations when you do find them.
Investing is certainly far riskier than it was leading up to the financial crisis that hit back in 2008. The returns are now lower and the risks higher, hardly ideal for encouraging cautious investors to part with their cash.
So, if we look at the ideal world most investors want a guarantee on their capital, probably the return that they can expect and for how long they can expect it for. Guarantees on 100% of your capital are rare with even many banks not guaranteeing this if you have more than a certain amount invested with them.
The chances are you need to look for an investment that has traditionally performed well long-term and this is the key factor, long-term. Most investments will suffer fluctuations and avoiding this is very difficult and probably unrealistic but long-term growth is attainable.
Perhaps arguably the best investment type for giving you the highest probability of maintaining your capital and probably gaining capital appreciation is property. This is not guaranteed but the chances are very high. Getting a guaranteed return, usually in the form of rental income and how long you will achieve this for is also difficult to find. That is unless you decide to invest in one of the increasing number of rental guarantee concepts that are cropping up.
Rental guarantee concepts, as the name suggests, do offer guarantees on the return that you will receive as well as for how long you will receive it for – ticking these boxes at the very least. With some of the major 5-star hotels now becoming involved with these projects the security and chances of capital appreciation on constantly increasing.
After all, these hotels only invest in prime locations, they offer fantastic facilities as well as first class management teams. They also had huge financial backing and large budgets to spend heavily on marketing therefore always keeping them at the forefront of people’s minds.
In Thailand, there are three interesting offers currently available that tick the boxes for guaranteed returns and for a guarantee period of time. The first is in Pattaya, with this rental guarantee concept being in the already completed Amari hotel. The guaranteed return is 5% p.a. which in turn is guaranteed for five years, comfortably greater than anything you would find from a bank. The projected returns in future years are expected to be above 8% p.a. which is a healthy return from a very secure investment.
The remaining two rental guarantee concepts are available in the popular tourist destination of Phuket in projects that are currently under construction in hotels from Best Western and Ramada. The returns offered are slightly higher with guarantees of 7% p.a. for five years and then impressive projected returns of greater than 10% p.a. in the future years.
The fact that these investments are in major hotels give you a very high chance of capital appreciation and the rental guarantee concepts guarantee your return for five years therefore meeting most people criteria for a sound if not perfect investment.
